When to Pressure Wash Your House in Coastal NC: A Calendar

The best time to pressure wash your house in coastal North Carolina is late April through May, right after the live oak pollen finishes, with a second wash in September or October to clear a summer's worth of humidity growth before the cool, damp months set in. Most New Bern homes that get washed once a year should get it in spring. Homes on the Neuse or Trent, under heavy tree cover, or within a few miles of salt air usually need both.

That's the short answer. The longer answer is that the right month depends on what's growing on your house and when it grows. Here's the calendar we work from in Craven County.

Why timing matters more here than inland

New Bern gets around 54 inches of rain a year, and the two rivers keep the air wet on the days it isn't raining. That humidity feeds the green film on north-facing siding and the black streaks on roofs, which are a living algae called Gloeocapsa magma. Add salt air drifting up from the Crystal Coast and the spring pollen dump from live oaks and pines, and you have a house that gets dirty on a schedule. Wash on the wrong side of that schedule and you're paying to clean a house that's going to look the same again in six weeks.

January through February: the quiet stretch

Cold, short days, and not much growing. This is a fine time to wash if you're selling a home, because a pre-listing wash in January puts your house in front of spring buyers looking clean. It's also the right window for concrete, driveways, and walkways, since there's no pollen to re-coat them.

March through mid-April: don't wash yet

This is the one month we'll actively tell people to hold off. Live oak pollen in New Bern runs from roughly mid-March into April, and it coats everything: siding, windows, porches, cars. A house wash on March 20 looks great for about four days.

If pollen is making the house miserable, a quick rinse takes the worst of it off, but save the real wash for after the trees are done. In Trent Woods, Taberna, and anywhere in the historic district with mature oaks overhead, that usually means waiting until the last week of April.

Late April through May: the main event

This is the best window of the year for a full soft wash in coastal NC. The pollen's down, the algae from winter is visible and easy to treat, and washing now means the house goes into the humid months with nothing on it for mildew to grab onto.

If you only wash once a year, wash now. It's also when we're busiest, so booking in April for a May slot is smart.

June through August: heat, humidity, and the summer bloom

Summer in New Bern is when growth happens fastest. Daily humidity, afternoon storms, and warm nights are exactly what mildew and algae want. A house washed in May will usually still look good through July. By late August, north walls in shaded neighborhoods like River Bend, Brices Creek, and Greenbrier often start showing green again, especially behind shrubs and under eaves.

Summer is a good time for decks, fences, and pool decks, which dry fast in the heat and get used the most. It's also PCS season for Cherry Point families, so move-out washes in Havelock and James City book up in June and July.

September through October: the second wash

This is the second-best window and, for a lot of homes here, the more important one. Two reasons.

First, it's hurricane season. Clean gutters, soffits, and walkways before a storm mean water gets off the house instead of sitting on it. After a storm, a wash within two to three weeks takes off the mud lines and debris before they set.

Second, the fall wash clears the summer's growth before the cool, damp months. Algae doesn't die in a New Bern winter; it slows down. A house that goes into November already green will be greener in March. A house washed in October comes out of winter with much less to clean up.

Roof cleaning fits here too. Once the summer heat breaks, it's easier on the shingles and on the crew.

November through December: catch-up and gutters

Leaves and pine straw are coming down, so gutter cleaning belongs in late November or early December once the trees are mostly bare. Washing is still fine on mild days, and the house will hold clean well through winter because there's little growth. This is a good window if you missed October, or if you're hosting for the holidays and the porch and walkway need to look right.

A simple version of the calendar

For a typical vinyl or Hardie board home in New Bern: full soft wash in late April or May, second wash or at least a north-side touch-up in September or October, gutters in late fall, concrete whenever it's slick. Homes in heavy shade or close to the water, add a roof cleaning every two to three years and expect the north side to need attention more often.
